North Austin

I've had the benefit of living in North and South Austin, therefore, I like to think of my opinion as unbiased. I consider both areas of Austin unique with much to offer. I first move to Northwest Austin in ninth grade and loved it. At the time it was still rather undeveloped and I remember riding trails at the end of my neighborhood as well as "muddin" with some of my High School buddies.

North Austin includes easy access to Lake Travis, Lake Austin, nature preserves, museums, and some fantastic restaurants. North Austin is much larger than South Austin by far. In my opinion, the reason for this has been the tax abatements offered to tech industry business for locations in Williamson County. The demand for jobs has thus created a demand for homes. Highway layout has played a role as well.

Allandale: What can I say? Very popular classic North Austin subdivision with easy access to Mopac, 2222, Anderson Land, and Burnet Rd. Shade trees, Shoal Creek, bike lanes, and sidewalks make this area of five subdivision breakdowns very popular. Ranch style homes on large lots with a few McMansions.

Copperfield: Growing in popularity lately probably due to the rising prices in Wells Branch and North Austin. Great values on homes built in the 1980's. Easy access to Yager, Dessau, I-35 and downtown Austin.

Forest North: The first subdivision to come to mind when thinking of North Austin. Located in area NW and known for large lots, no curbs, ranch style homes, septic tanks and huge trees. I lived there while attending Westwood and McNeil High. Great value!

Hyde Park Old North Austin now considered centraly. Hyde Park is one of the older neighborhoods in Austin. Homes are from the 20's, 30's and 40's and all pier and beam. Although pier and beams require greater upkeep they are easy to add on to as you can see driving through the neighborhood. Some McMansions have been built here as well.

Jester I can remember when they laid the road into this subdivision. Popular area with nice views of the downtown Austin skyline from a few of the homes. Most of the homes are from the '80s and '90s and are at least 2500 square feet. Easy access to 2222, 360 and Emma Long Park (City Park)

Spicewood Springs: Beautiful subdivision of rolling hills, golf coarses, huge trees, larger lots and beautiful views. A mix of homes from the '80's-late nineties. A few of my friends lived here while I was in highschool.

Wells Branch: Great subdivision with maturing trees, interior parks and walking/jogging crushed granite trails. Also has interior tennis courts, a soccer field, and a community center. Recently experiencing higher than average appreciating...roughly 8% per year since '06.
