South Austin
Ahh, South Austin, my first love. My Grandma's house was in South Austin and I remember swimming in Barton Springs pool and riding the little Zilker Park train. I attended Little Dudes Daycare as well (Wow, how valuable that land is now!). Some people used to call South Austin, "Bubbaland", but that image has change in the past four to five years. South Austin's gems are Zilker Park and McKinney Falls State Park. Small, local business including galleries and eateries thrive in South Austin as well. One must mention South Congress when speaking of South Austin too. South Congress has been a place of gentrification, greatly increasing in popularity as well as value over the past ten years.
Cherry Creek: Great little neighborhood with the feel of Western Trails but on a smaller scale without the price tag. Shade trees, sidewalks, easy access to Westgate and Manchaca keep this little jewel popular with buyers.
Flournoy's Sweetbriar: Classic South Austin subdivision with easy access to S. Congress, S. First and downtown Austin. Prices have been rising lately but overall still a good value given the current market conditions and the growing popularity of "SoCo".
Meadow Creek: Another classic little subdivision in South Austin with shade trees and large lots. Located just South of William Cannon and the Flournoy's Sweetbriar. Again, easy access to S. First, S. Congress and downtown Austin.
Park Forest: A very popular neighborhood experiencing 10-15% appreciation per year since '03. Known for its proximity to downtown and other more expensive areas of the '04 zipcode, this area has mature trees and little ranch style homes from the '60's.
Perkins Trails: The tiny subdivision I live in. Adjacent to Park Forest in the same general neighborhood but without the price tag (for the most part).
Western Trails: Gorgeous subdivision just behind Central Market South. Again, large mature trees, large ranch style homes on nice big lots. Easily walk to Central Market or drive downtown in about 12 minutes. Great value when considering the prices in areas 6 and 7.
